    A polymer cleaner is agitated into the carpet with a counter-rotating brush machine; it crystallizes around the soil and vacuums out on the next routine pass. Dry in about an hour, no hoses through the lobby, no downtime. The right tool for glue-down commercial carpet, carpet tile, and anything on a maintenance schedule.

  • Hot water extraction

Commercial questions

Can you clean without closing the office?
Yes. Encapsulation is quiet, hose-free and dry in about an hour, so it can run after 6pm and the carpet is ready by 7am. Extraction needs a longer window and we schedule it for Friday evenings or weekends.
Do you work with our building’s security and loading dock?
Routinely. Send the building’s vendor form and dock hours and we handle the rest. We carry the COI most Westshore and downtown buildings require.
How often should office carpet be cleaned?
Entrances and main corridors every three months, open plan every six, private offices annually. A maintenance plan on that rhythm costs less than one restorative clean every few years and keeps the carpet’s warranty valid.
Can you handle multiple units in one day?
Yes. Turnovers in the same complex are done back-to-back at a reduced rate. Tell us the count and we’ll block the day.
What about tile in the break room and bathrooms?
Same visit. Tile and grout is priced per square foot alongside the carpet.
