Riverview is new construction. That means most of the carpet is still under a manufacturer’s warranty — with a condition attached.
Shaw, Mohawk and the other mills that supply Lennar, DR Horton, Pulte and the rest almost all write the same thing into their stain and wear warranties: the carpet must be professionally cleaned by hot water extraction, at least every 12 to 18 months, and you have to keep the receipts. Miss it and the warranty is void — which owners discover the day they make a claim on a matted hallway.
We give every Riverview customer an itemized invoice stating the method (truck-mounted hot water extraction), the date and the rooms. File it. It’s the difference between a free replacement and paying out of pocket.
Cleaning early also matters for a less bureaucratic reason. New carpet is at its most vulnerable in the first two years, when the fiber protector the mill applied is wearing off and the traffic patterns are being set. A clean and a re-application of protector at month twelve is the cheapest thing you’ll ever do for that floor.
