Upholstery cleaning in Tampa — sofas, sectionals, chairs and mattresses

The tag under your cushion decides everything

Flip a seat cushion. On the platform or the deck there’s a small label with a letter. That letter is why some sofas come back ruined from a general carpet cleaner.

  • W — water-based cleaning

    Most microfiber, polyester, and synthetic blends. Hot water extraction with an upholstery tool, low moisture, fast dry. The easy ones.

  • S — solvent only

    Rayon, some linens, acetate, many velvets. Water leaves rings, shrinks the fabric or strips the finish. We use a dry solvent process. Anyone who puts a wet wand on an S-code sofa is guessing with your furniture.

  • WS — either, carefully

    Cotton blends and many “performance” fabrics. We pick based on the soil and the dye test.

  • X — vacuum only

    Rare. We’ll tell you, and we won’t clean it wet.

  • No tag

    Older, custom or imported pieces. We test fiber and dye in a hidden spot before anything else and quote from what the test shows.

What we clean

Pricing is per piece and confirmed from your photo. Sectionals are priced by seat, not by “sectional”, so an 11-cushion L-shape and a small loveseat aren’t quoted the same.

Sofas and loveseats

Body soil on arms and headrests, food and drink on seats, sun-fade lines on the side facing the window. Cushions cleaned both sides so they dry evenly and don’t ring.

Sectionals

Cushions labeled and photographed before they come off so they go back in the same spots. Fixed-cushion sectionals with urine in the foam are quoted honestly — sometimes foam replacement beats cleaning.

Dining and office chairs

Seat pads are the dirtiest fabric in most Tampa houses. Quick, cheap, and the difference is dramatic. Priced per chair with a small minimum.

Mattresses

Full mattress cleaning page. Sweat, skin oil and dust mites in a humid bedroom. Low-moisture extraction, dried with air movers so you sleep on it the same night. Urine and blood treated with the right chemistry, not just steam.

Leather

Cleaned with pH-balanced leather cleaner and reconditioned. We won’t wet-clean leather, and we’ll tell you if what you have is bonded leather that’s already peeling.

Outdoor and patio cushions

Lanai furniture after a rainy season — mildew, pollen, sunscreen. Cleaned on the lanai, dried in the sun.

Why sofas come back with water rings

It’s the complaint we hear from people who tried a rental machine or a cheap “add the couch for $49” upsell.

A water ring is a tide line — the edge of where the fabric was wet. It forms when a fabric that shouldn’t have been wet gets wet, when a W-code fabric is over-wetted and dries slowly in humid air, or when only a spot is cleaned so the clean patch dries to a different shade than the rest.

We avoid all three. Solvent for S codes. Low-moisture tools on everything wet. Whole panels cleaned edge to edge, never a single spot, and air movers running while we pack up. On a humid Tampa afternoon a sofa should be dry in two to four hours, not overnight.

If a previous cleaner left rings on a W-code fabric, we can usually remove them by re-cleaning the whole panel and drying it fast. Bring us the photo.

Upholstery questions

How long until I can sit on it?
Two to four hours for W-code fabrics with air movers. Solvent-cleaned pieces are usable in about an hour. Mattresses are slept on the same night.
I bought a floor-model couch and it’s dirtier than I thought. Can you fix it?
Usually, and it’s one of our most common jobs. Showroom pieces collect hundreds of sittings, hand oil and dust. A full clean plus a fabric protector gets it to genuinely new.
Can you get cat urine out of a sectional?
Out of the cover and the top of the foam, yes. If it has soaked deep into a fixed cushion’s foam we’ll tell you, because replacing that foam is often cheaper than repeated treatments. More on pet odor.
Will cleaning shrink or fade my sofa?
Not if the method matches the care code and the dye test passes. That test is why we ask for a photo of the tag before quoting.
Do you do mattresses for allergies?
Yes. Dust mites thrive in Tampa humidity; low-moisture extraction removes mites, skin flakes and the allergen load. Combine it with a mattress encasement afterwards for the best result.
Should I get the fabric protector?
On a light-colored sofa in a house with kids or dogs, yes — it buys you time to blot spills before they set. On a dark leather or a rarely used formal chair, save your money. We’ll say which.
