The New Tampa carpet problem is the carpet itself

Most of these houses went up between 1995 and 2020, and most of them got the carpet the builder was offering that year.

Builder-grade polyester and olefin is soft on day one and crushed in the hallway by year two. The fiber doesn’t spring back the way nylon does, so the traffic lane from the garage door to the kitchen looks dirty even when it’s clean — it’s matted, not soiled. Cleaning it takes both: extraction to get the soil out, then proper grooming and drying so the pile stands up again. Skip the grooming and it dries flat and gray, and the owner assumes the clean didn’t work.

Polyester also loves oil. Cooking oil, body oil, the film from a dog’s coat. It bonds to the fiber and ordinary detergent slides off it. We pre-spray traffic lanes with a solvent-boosted conditioner specifically for that. It’s the difference between a lane that comes up and one that doesn’t.

The good news: nylon and the better polyesters in the newer K-Bar Ranch and Live Oak homes clean beautifully, and a fiber protector after cleaning genuinely buys years.

Nearly every New Tampa community is gated. It’s the one logistics thing to sort when you book.

Give us the gate code or add us to the visitor list at the guardhouse — Tampa Palms, Hunter’s Green and Cory Lake all handle it slightly differently, and we’ve done all of them. Our van is clearly marked, which most guards want to see. If your HOA restricts commercial vehicles in driveways, the truck can usually park at the curb; hose runs of 150 feet are normal for us.

For condos and townhomes in Tampa Palms without hose access from outside, we bring a high-output portable and say so upfront rather than pretending it’s the same thing.

    New Tampa questions

    My hallway looks dirty even right after vacuuming. Will cleaning fix it?
    If it’s matting — crushed polyester pile — cleaning plus grooming improves it a lot but can’t restore the fiber’s original bounce. If it’s oily soil, which is more common, it comes up. We’ll tell you which at the walk-through; usually it’s both.
    The carpet is only three years old. Does it really need cleaning?
    Most manufacturer warranties require professional hot water extraction every 12 to 18 months with a receipt to stay valid. Beyond the warranty, oil and grit do the damage in the first few years, not the last.
    Do you need someone home?
    For the walk-through at the start, yes — five minutes to confirm rooms and price. After that you can leave. Many New Tampa customers let us in, go to work, and come back to a dry house.
    How long do stairs take to dry?
    Similar to rooms, four to six hours. Keep the upstairs A/C running. We can leave an air mover at the top of the stairs if you’re short on time.
    Can you do the tile downstairs in the same visit?
    Yes. Most New Tampa homes are tile down, carpet up, and we do both in one appointment. Tile and grout cleaning.
