Meadow Pointe, Seven Oaks, Wiregrass Ranch, Epperson, Union Park, Starkey Ranch — and the older side of Lutz along Dale Mabry. Four and five bedrooms, two storys, a loft, a family with three kids and a dog. We run Pasco routes two or three days a week and we’re upfront about what that means for scheduling and price.
Wesley Chapel homes are larger than almost anywhere else we clean, and more of the square footage is carpet.
A typical Seven Oaks or Wiregrass job is four bedrooms, an upstairs hall, a loft the size of a small apartment, a media room, and sixteen stairs. That’s 1,200 to 1,600 square feet of carpet, most of it walked on by children. The soil is different from an older Tampa house — less sand and oil, more juice, crayon, slime, markers and the fine gray dust from the construction still going on three streets over.
Two things matter on a job that size. Heat, because a truck-mount holding 200°F at the wand through room number seven is what actually removes that kind of soil — a portable cools off. And a crew that paces itself, so the last bedroom gets the same dwell time as the first. We send two technicians to houses over 1,000 square feet of carpet for that reason.

Wet towels, sunscreen and lagoon sand tracked in all summer. Entry and hallway carpet takes a beating between May and September. Book for October.

Older Lutz — 1980s and 90s ranch homes, some on wells with iron staining, older nylon that cleans up beautifully. Feels more like Carrollwood than Wesley Chapel.
Northern edge of our area. Served on Pasco days with a fuel charge we quote upfront, never on the invoice as a surprise.
Straight answer: we’re based in Tampa, Wesley Chapel is 30 to 40 minutes up I-75, and we’d rather tell you how we handle that than pretend it’s around the corner.
Two or three days a week the truck runs north. Book on one of those and there’s no fuel charge and often same-week availability.
We’ll still come, with a $25 fuel charge stated on the phone, not discovered later.
Two or more houses on the same street the same day: fuel charge waived and 10% off each. Group texts in Epperson have made this a thing.
A two-hour window and a 20-minute courtesy call. I-75 at Bruce B. Downs is what it is; we plan for it.
