    What moves the price up

    • Urine in the pad

      A surface spot is $35. A spot that reached the pad needs sub-surface treatment at $85 — and it’s the only thing that actually stops the smell coming back. The UV lamp decides which one you have, in front of you.

    • Heavy traffic lanes on polyester

      Builder-grade polyester holds oil. A gray lane from the garage to the kitchen needs solvent pre-treatment, which we price as a per-room add-on rather than surprising you.

    • Wool and natural fibers

      Cooler water, neutral chemistry, slower drying, more care. About 25% more than synthetic.

    • Oversized rooms

      A 400 sq ft great room isn’t a $45 room. We measure and tell you.

    • Furniture that has to move

      Standard pieces are included. A room full of heavy furniture that all has to shift is quoted as a large room.

    What brings it down

    • Booking a route day

      Pasco route days waive the fuel charge; Brandon and Riverview days often have same-week slots.

    • Neighbors on the same day

      Two or more houses on one street: fuel charge waived and 10% off each.

    • Combining services

      Sofa, rug or mattress with the carpet visit is cheaper than a separate trip, and it’s one dry-out instead of two.

    • Twice-a-year schedule

      A full clean once a year and a traffic-lane clean six months later costs less over three years than one restorative clean and keeps the warranty valid.

    • Vacuuming before we arrive

      Honestly, it doesn’t change the price — but it does shorten the visit.

    Per room vs per square foot vs “whole house $99”

    Three pricing models compete in Tampa. Each one is honest in a different way, and one of them usually isn’t.

    Per room — what we do. Simple to quote on the phone, easy to check on the invoice, and the only surprises are the ones the walk-through finds and you approve. The catch: “room” needs a definition, which is why ours is printed above.

    Per square foot — common with franchises. Accurate for large open-plan homes and commercial space, harder for a homeowner to estimate, and the measurement happens on site, so the phone number is always “about”. Fair if the rate is clear; we use it for tile and commercial for exactly that reason.

    “Whole house from $99” — the mailer price. It covers three small rooms with no pre-spray, no spotting and no stairs, and the technician is paid to sell you the rest at the door. The Tampa reviews that mention “the price changed when they got here” are almost all this model. If a price sounds like a third of everyone else’s, it is a third of the job.

    Pricing questions

    Is the estimate the final price?
    It’s a range. The phone quote — where we ask about rooms, fiber and pets — is the price, and it’s confirmed at the door before we unload. It only changes if we find something you didn’t mention, and then only with your OK.
    Why is there a minimum charge?
    A van, a technician and a truck-mounted unit cost the same to send for one room as for four. $120 covers the visit; most single-room jobs pair it with a sofa or a rug so it’s worth the trip.
    Do you charge more for pet homes?
    Only for the spots that need treatment, and only after you’ve seen them under the lamp. A pet home with no accidents is priced like any other.
    How do you compare to Stanley Steemer or Zerorez on price?
    On a typical three-bedroom job we’re usually within $30 of the franchise price with fewer add-ons, because pre-spray, spotting and grooming are included rather than sold separately. Method differences are on our comparison page.
    Do you offer payment plans or take cards?
    Card, cash, check or transfer on the day. Property managers and commercial accounts can have net-30 by agreement.
    Is there a discount for repeat customers?
    Yes — a twice-a-year schedule is priced below two separate bookings, and we’ll put you on a reminder so you don’t have to think about it.
