We clean a lot of floors between Kennedy and MacDill, and the same three things show up in nearly every house.
It walks in on shoes and paws, drops to the base of the pile and grinds the fiber every time someone crosses the room. That gray traffic lane from the front door to the kitchen isn’t stain — it’s abrasion plus soil, and it needs proper dry vacuuming before any water goes down.

Wicking: soil left in the pad rises to the surface as the carpet dries. It’s the mark of a rushed clean. We pre-condition, agitate, extract slowly, and re-check every spot with you before packing up. If one wicks back, we return within seven days at no charge.
Some won’t — bleach, dye and heat damage are permanent. But most “impossible” traffic lanes and old spills come up with the right chemistry and enough dwell time. We’ll tell you which category yours is in during the walk-through, before you pay for anything.
Sticky detergent residue attracts soil. We use low-residue solutions and finish with a clear rinse, so the fiber stays slick and clean for months, not weeks.
Corner guards on the door, hose covers over the threshold, and blocks or foil under furniture legs. Older Hyde Park woodwork gets treated like it’s ours.
Bayshore high-rises, Harbour Island and a lot of Channelside buildings don’t let a hose run up eight floors. We carry a high-output portable for exactly those jobs, and we’re honest about the difference.
A truck-mount is stronger, hotter and dries faster. A good portable still out-performs anything you can rent, and it’s what most of the condos on Bayshore have been cleaned with for years. If your building has a service entrance and a ground-floor water point, tell us when you book and we’ll use the truck.
Condo buildings also often need a certificate of insurance on file with the management office before the job. Ask us — we send it the same day.
