The answer on every carpet manufacturer’s warranty card is “professionally cleaned every 12 to 18 months”. That’s the minimum to keep the warranty valid, and for a guest bedroom nobody uses it’s plenty. For the hallway in a house with two dogs and a toddler in Tampa, it’s about a year too long.
Here’s how I’d actually schedule it, room by room, for a Florida house — plus the signs that you’ve already waited too long.
Why Florida carpet needs cleaning more often
- Sand. Beach, dog park, kids’ soccer, the driveway. Sand is sharp and it sinks to the base of the pile where it abrades the fiber every time someone walks over it. It’s the main reason traffic lanes go gray and matted here faster than up north.
- Humidity. Sticky spills stay sticky. Body oil and cooking oil stay soft and keep grabbing soil. Odors re-activate.
- Year-round indoor living. No winter where everyone tracks in on a mat and then stays off the carpet. Traffic is constant.
- Pets and lanai doors. Dogs come in from a wet lanai twenty times a day. The carpet inside that door is the dirtiest square yard in most Tampa homes.

Most families end up on a twice-a-year rhythm: a full-house clean once a year and a traffic-lane-and-family-room clean six months later. That costs less than one restorative clean every three years and the carpet lasts years longer.
Signs you’ve waited too long
- The traffic lane is a different color. Not a stain — a gray path. That’s ground-in soil plus abrasion. Once the fiber is physically worn, no clean brings it back.
- The vacuum bag fills with fine gray sand. That’s the abrasive load that should have been extracted months ago.
- It smells when the A/C has been off. Humidity is re-activating something in the pad — usually pet, sometimes an old spill.
- The pile feels crunchy or sticky. Residue from a previous clean or from spot cleaners, attracting soil. Needs a rinse.
- Allergies are worse at home. Dust mites and dander accumulate in carpet; a proper extraction removes most of the load.
- You’ve stopped noticing. Soiling is gradual. If it’s been more than a year, drag a piece of furniture aside and compare the carpet underneath to the carpet next to it. That’s the difference a clean makes.
Between professional cleans
The single highest-value habit is vacuuming properly — slowly, overlapping passes, twice a week on traffic lanes, with a vacuum that actually has suction. Most of the sand that ruins carpet could have been vacuumed out the week it arrived.
Beyond that: a real doormat outside and inside every exterior door. Shoes off if you can get the family to do it. Blot spills with water immediately, and don’t scrub — scrubbing pushes the spill into the pad. And skip the store spot cleaners on anything bigger than a coin; most leave residue that becomes a gray spot later.
Best time of year to book in Tampa
October to April. The air is drier, carpet dries faster, and you’re cleaning after the summer sand season rather than before it. Late spring, just before rainy season, is second best. If you’re on a twice-a-year plan, make it October and April and you’ll never think about it again.
